Our Real Estate Group serves a broad range of the real estate marketplace in areas such as commercial lease negotiations, development and development finance, construction, negotiation of offers to purchase or sell, as well as purchase and sale agreements, commercial and residential secured lending, analysis of zoning and environmental land use issues, permitting and negotiation of construction contracts. Our Group also has a dedicated staff servicing workouts, foreclosures and residential conveyancing for institutional clients.

The firm's attorneys represent clients involved in commercial and residential real estate developments (particularly affordable housing developments), site acquisitions, construction financing, leasing, permanent financing and sales. The firm has structured a variety of acquisitions and financing arrangements, including like-kind exchanges, sales with participation agreements or subsequent payment installments, sale-leasebacks, leasehold mortgages, participation mortgages and real estate syndication financing. In addition, we have an active affordable housing practice and hands-on experience in complex commercial real estate transactions involving apartment complexes and retail commercial developments. Specifically, we offer services in development, development finance, construction and management of commercial real estate, non-profit housing law, and general real estate finance issues such as the letter of credit and credit enhancement aspects of certain development financings. Our attorneys have also advised clients on issues involving loan work-outs, both inside and outside the Bankruptcy Court, and represent a number of municipalities. We have experience dealing with public officials, agencies, boards, cities and subdivisions. In the environmental area, we have extensive experience in the organization and analysis of hazardous waste site assessments and in the supervision of hazardous waste remediation work.

As the governmental regulation of real estate has increased, it has become more difficult to develop property. Community involvement is now an integral part of the real estate development process. Working with architectural review boards and historic review commissions, as well as town planning boards and city agencies, requires skill, understanding and a sensitivity to the issues. Our attorneys serve on local boards and commissions and are extremely familiar with the regulatory process.
